SF Issues Record Number Of Building Permits

The City of Sioux Falls has hit a major milestone this month. This is the first time officials have issued $200 million in building permits this early in the year, doubling the amount that was issued this time last year.

It's projects like the Downtown Hilton, and the Scheels All Sports addition, that are driving economic development in Sioux Falls.

Chief Building Official Ron Bell said, "The largest right now is the Scheels addition which is $18 million."

As of Tuesday, $200 million in building permits had been issued throughout the city. And that number just keeps on growing, even without the help of hospital projects that it's had in the past.

Bell said, "These numbers are fluid. We're getting permits everyday and we just issued the Cosco Project at $12 million today."

City officials say in some years, back in 2002 and 2010, they hadn't hit the $200 million until September, which they say is really a sign of the times. The economy is getting stronger.

Dir. of Planning and Building Services Mike Cooper said, "We're really seeing now a catch up mode, particularly in the non-residential aspect of our building projects."

Not only are the number of commercial projects up, but so are building permits for apartment units. As of this month, 489 permits had been issued. More than the city has seen in an entire year for the last three years.

Cooper said,"When the vacancy rate for apartments go down to 5 percent, that really starts to drive the demand for new construction so that's what you're seeing right now."

So far in 2013, the city has issued a total of 1,600 building permits. City officials say the number isn't out of the ordinary and expect things to pick up as soon as the weather gets nicer.

City officials say they already know of 100-more-million dollars in building permits they can expect to issue this year. They say Dick's Sporting Goods and the Venue are expected to get theirs soon. They also say there are plans for a new school, a few hotels and couple of Kum & Go gas stations.

City officials say they also haven't issue the final building permit for the Denny Sanford PREMIER Center which would come in at $40 to $50 million.
