SF Residents Flocking To Downtown

Downtown Sioux Falls is growing at a rapid rate, and soon the area is going to have even more new residents.

That's because on Saturday, the public had a special opportunity to get a glimpse of downtown living,
and see some of the brand new lofts and apartments available.

Sioux Falls resident Mike Berdahl purchased his first downtown Sioux Falls loft apartment last year and has yet to spend the night in it.

“I can't occupy it yet, but I am counting every day until I can!” said Berdahl.

The Denver native will move in on Thursday, a short wait compared to how long it took to find the right fit.

"I saw many that were close, but not the combination I felt was what I was looking for until I saw this building," said Berdahl.

Its places like Berdahl's that are attracting people throughout the Sioux Falls community. On Saturday, the public had the opportunity to view his apartment and nearly a dozen others, as part of the downtown Sioux Falls Loft Tour.

“There’s probably over 250 lofts downtown today compared to a number of years ago, there was barely about 50," said Craig Lloyd, CEO of Lloyd Companies.

With Downtown Sioux Falls expanding at a rapid rate and more and more residents looking to move to the area, the options of where to live are growing.

“We keep on trying to meet the demand. There's other builders trying to meet the demand and we want to get more and more people to live downtown because if they live downtown it makes downtown a more active and energetic area to live," said Lloyd.

Uptown Exchange Lofts, built by Lloyd Companies, is one of the newest residential additions to downtown, officially opening their doors this past March.

"From the time we broke ground to the time we opened the building we've had consistent rentals. Before we even broke ground we had about 5 of them already rented," said Lloyd.

While the brand new lofts may be the newest, they won't be for long.

“Right now we are planning to build another 86 units right on Phillips Avenue and that will be ready next June,” said Lloyd.

 So far this year, the city has issued 10 building permits for apartment complexes, one valued at nearly 10 million dollars.
